We were entrusted as architects for the delivery of the flagship 297 key hotel and defining the built image of Marriott’s exciting new brand collaboration with IKEA.

Our involvement ran throughout the design and construction process. Important aspects of our role included defining the most efficient hotel layout, gaining planning permission by managing numerous LLDC Quality Review Panels and leading complex coordination through BIM.

For sustainability reasons and speed of construction, the hotel consists primarily of rooms prefabricated solely of Cross Laminated Timber (CLT) quite literally stacked and slotted together to create bedroom volumes akin to the flat pack nature typical of IKEA furniture.

Sustainability is integral to the design process, while remaining within the constraints of the predetermined budget, careful material choices uphold aesthetic preferences but also aid in achieving a LEED ‘platinum‘ environmental performance rating.
