The project comprised six floors of highly specified Grade A accommodation and a new entrance space incorporating a blend of traditional materials such as black American walnut, bronze and ceramics. Our brief was to create an elegant interior with a level of finish appropriate to the location. We also inserted five new retail units to the base and created a dynamic new shower and cycle parking area.
Maximising the nett lettable area through a rationalisation of cores and lobby spaces was a key driver for the client whilst minimising the impact on the fundamental building fabric because the building was partially occupied during the phased construction programme. The constrained site, in situ tenants and the operational building meant careful consideration of existing services, how the redesign would accommodate the relocation of certain items and the sequencing of elements was discussed collaboratively with the Design and Build Contractor from the outset.
